Upon a loan default and subsequent sponsor departure subverting this 12-story multi-family building into financial distress, Mr. Levy was elected President of the ownership corporation and spearheaded the operation and management of this property.  Within 12 months of assuming leadership, Mr. Levy completely turned around operations including negotiating a loan work-out, restructuring vendor agreements, reducing operational expenses, performing building renovations and restoring reserve accounts to normal levels.  Capital improvement projects and interior and exterior repairs under Mr. Levy’s supervision included brick-pointing and façade work, complete window replacement, new elevator cabs and mechanicals, water tower and roof repairs, lobby and hallway renovations, and the construction of a new marquis at the front entrance.

 
2. 806-810 Jericho Turnpike, Long Island, NY Mixed-Use Retail Project

Recognizing an opportunity with a tremendous upside, Mr. Levy identified this under-performing mixed-use property consisting of retail and apartments and led the acquisition of this asset by forming a syndication group.  Upon securing the project, Mr. Levy negotiated seller financing and developed a marketing strategy utilizing creative and cost effective methods of renovation, effectively improving the interior of the apartment units and increasing rents to market levels.  Mr. Levy also negotiated all retail leases securing additional credit tenants including a national franchise as well as recasting existing tenants’ leases increasing occupancy to 100%.  As a result, this project yielded over a 300% return on investment within a 3 year period for each individual participant involved.

At an occupancy level of 55% upon acquisition, Mr. Levy led the leasing of this Class B asset in Lower Manhattan effectively repositioning the property through creative leasing and marketing.  Mr. Levy created, designed and directed a “pre-built” space program by constructing generic and functional office space for users.  By initiating a well-received advertising campaign generating new demand, occupancy levels reached 96% within a 3 year period, realizing an additional $4+ million in annual revenue which led to a successful disposition and return on investment for the ownership group.

On acquisition, Mr. Levy headed up leasing and coordinated management for this Class A office property located in Lower Manhattan.  At a 35% initial vacancy rate in a stagnant real estate market, Mr. Levy applied similar techniques used to lease up 80 Broad Street and achieved equally successful results increasing occupancy from 65% to 98% in less than 2 years.  Consequently, generating an increase of $10+ million in annual revenue, leveraging to a successful refinance and ultimate sale resulting in a record breaking ROI over a 5 year period for the ownership group.
